The most popular question after we call to your home and meet with you is “How much is a Garden Room going to cost me?” In this week’s blog, we are going to try to give you the best answer we can to this question.

Garden Room Pricing for Standard Package

Let’s start looking at Garden Room pricing with our standard package and the first thing to look at is what’s included in the package, outlined below.

• the full building, including foundations
• windows and doors
• roofing membrane
• internal electrics, including downlighters and brushed chrome double sockets
• insulation in walls, floor and ceiling
• walls plastered and skimmed
• internal flooring including skirting board

Garden Room Costs Per Square Meter – Standard Package

Our Garden Rooms cost approximately €1,700 per square meter before VAT. So, if you are going for a 17 square meter Garden Room CUBE 17 or a 25 square meter Garden Room CUBE 25 you are going to see the cost of the room increase accordingly. If we compare this to a standard house extension, you could pay anywhere up to €3,400 per square meter before VAT. Standard Extras for Garden Rooms

Sometimes we all like a little bit extra and that holds true when it comes to your dream Garden Room. The following extras are available to add as needed.

• Electric cabling back to the main house. This cost can vary depending on the length of the Garden.
• CAT6 broadband cable back to the main house
• Two coats of external oiling
• Delivery charge
• Skip at the end of the project

Pricing For Most Popular Garden Rooms

We are going to break down the cost of three of our most popular sizes

1. CUBE 20
2. CUBE 23 with and without toilet & wash hand basin and services from the main house
3. Ultimate 28.5 with toilet, shower, wash hand basin and services from the main house

Example 1: Standard CUBE 20 (20 square meters) – €32,599 ex VAT

The CUBE 20 can also have any number of Standard Extras added with pricing for the extras below (ex VAT).

A CUBE 20 after standard extras will cost you €40,200 including VAT
Remember – if you are self-employed you might consider putting this through your business if you are getting a Garden Room for use as your home office.

Example 2: Standard CUBE 23 (23 square meters) – €37,363 ex VAT

The CUBE 23 can also have any number of Standard Extras added with pricing for the extras below (ex VAT).

A CUBE 23 after standard extras will cost you €45,600 including VAT

Adding a Bathroom to the CUBE 23
If you decided to add a toilet and wash hand basin onto your CUBE 23, the following extras will apply (prices are ex VAT):

You should allow around €7,500 ex VAT for a toilet and services up the garden as an approximate figure to the standard cost of your Garden Room.

A CUBE 23 after standard extras and with Toilet & Bathroom will cost you approximately €53,800 including VAT

Example 3: Standard Ultimate 28.5 (25 square meters internally) – €50,878

This is the largest Garden Room you build without planning permission

An ULTIMATE 28.5 after standard extras will cost you approximately €60,000 including VAT

Pricing to add a Bathroom to the Ultimate 28.5

You should allow around €8,650 ex VAT for a shower, toilet and services up the garden as an approximate figure to the standard cost of your Garden Room.

An Ultimate 28.5 after standard extras and with a toilet, wash hand basin & shower will cost approximately you €70,000 including VAT
