Construction Operations Manager

PACKAGE:

 

  • Salary: € 80,000 to € 90,000 plus performance-based bonus ( OTE – €110,000 per annum)
  • Region: Greater Dublin Area and Leinster
  • Contract Type: Permanent
  • Hours per week: 40 hours
  • Additional Benefits: Company Pension Scheme, Mileage, Subsistence, enhanced annual leave upon service.

Since its establishment in 2023, we at Garden Rooms have become market leaders in hand crafted premium Garden Rooms here in Ireland.

We have built up an impressive portfolio of over 2200 bespoke commissions for a variety of purposes including home offices, home cinemas, art studios, teenagers’ rooms, music rooms, home studies and gyms. Transforming the gardens and lives of hundreds of clients.

We guarantee our personal stamp of craftmanship on every Garden Room we create and have featured in The Irish Times, The Irish Independent, The Sunday Times, Irish House and Homes, Thinkbusiness.ie and Celebrity Home of the year.

 

ROLE:

 

In response to our continued growth, we now seek a capable and experienced Construction Operations Manager to join our business. Reporting directly to the owner, our Construction Operations Manager will take full ownership of project execution — from planning stages right through to handover.

This is a hands-on leadership role, ideal for someone with a background in project managing in modular or traditional on-site construction and who can manage multiple live projects, coordinate teams, and deliver consistently high-quality results on time and on budget.

 

RESPONSIBILITIES:

 

1) Project Delivery

 

    • Using proven project management experience, manage end to end delivery of our room builds to clients, ensuring that SLA’s, timelines, schedules, budgets and resourcing plans are in place
    • Ensure quality control processes and checks are in place throughout the design and implementation process
    • Maintain compliance with H & S during implementation
    • Coordinate onsite activities and liaise with the client, guaranteeing a smooth handover to our client’s delight!

 

2) Operations Management

 

    • Oversee all construction operations including logistics, procurement, and supplier coordination
    • Track project costs and maintain margin targets
    • Implement processes to improve scheduling, delivery, and site efficiency
    • Reporting on projects and costs to Managing Director.

 

3) People & Subcontractor Management

 

    • Coordinate subcontracting team and availability for projects. Assign subcontractors and internal teams to projects, ensuring timelines and costs are met.
    • Monitor performance and site compliance by any 3rd party contractors/
    • Build trusted relationships with trades, suppliers, and contractors.
    • Manage a small team who support operations. Provide instruction, coaching, support and feedback to this team.

 

4) Process & System Review/ Development

 

    • Conducting internal reviews audits and checks on processes and refine as required. (e.g. job tracking, checklists, scheduling systems)
    • Investigate systems and building methods that could be potential introduced to our business
    • Continuous improvement on delivery processes and reporting methods.

 

THE PERSON:

 

  • Degree in construction management or equivalent hands-on experience
  • Formal Project Management training would be an advantage
  • 5+ years in project or operations management within the construction sector
  • Experience with off-site or modular construction is an advantage but not a requirement
  • Strong leadership, organisation, and problem-solving skills
  • Enjoy leadership, decision making and leading a team
  • Ability to manage multiple projects simultaneously and stay calm under pressure
  • Proficiency with tools like Excel, Gantt charts, or construction scheduling software
  • A proactive, dependable approach and a strong attention to detail

 

Handyman / Painter / Delivery Driver

Employment Type: Contract – Full Time

 

GARDEN ROOMS:

 

We are a successful business who have been handcrafting garden rooms since 2003. We are the market leaders of premium Garden Rooms in Ireland and we are proud to have constructed over 2,200 Bespoke Garden Rooms to date.
We are based just off the M50 at the N2 junction. We build rooms, in Louth, Meath, Kildare, Dublin and Wicklow and a Company van will be provided for the role.

 

THE ROLE:

 

Garden Rooms are seeking an experienced handyman to join our team. We require an individual who will work to a very high standard.

 

The position includes the following responsibilities:

 

  • 50 % Varnishing Garden Rooms
  • 50% Multi trades, Snagging, Warehousing, Deliveries, General Handywork

 

REQUIREMENTS:

 

  • Conversational English speaking is required
  • Carpentry & Plumbing skills advantageous
  • Full clean driving licence
  • Immediate availability
