Renovation Scheme

The Home Renovation Incentive Scheme

The Home Renovation Scheme is ending on the 31st December 2018. To avail of the scheme you should contact us before October 17th to ensure you qualify.

Reclaim the VAT on your Garden Room through the Government’s Home Renovation Incentive (HRI) Scheme.

The HRI scheme enables homeowners or landlords to claim tax relief on repairs, renovations or improvement work that is carried out on their main home or rental property by tax-compliant contractors and that is subject to 13.5% VAT.

The HRI is paid in the form of a tax credit at 13.5% of qualifying expenditure, which can be set against your income tax over 2 years. This effectively reduces the rate of VAT to zero on qualifying work, up to a value of €30,000. The maximum Incentive is therefore €4,050.

The Budget 2016 has provided for a Home Owners Renovation Scheme which will run from the 1st of January 2015 to the end of December 2016. This scheme provides for a tax credit at 13.5% for homeowners on repair, renovation or improvement work to your home.

Please note that In order to qualify for the HRI, the following need apply:

  • the work must be done between 25 October 2013 and 31 December 2018 for homeowners, and between 15 October 2014 and 31 December 2018 for landlords.
  • To qualify for the HRI as an owner-occupier, the work must be carried out on your principal private residence. Landlords can also qualify in respect of work done on their rental properties.
  • Whether you are a homeowner or a landlord, you must be up to date with your Local Property Tax obligations
  • You must be paying income tax – whether under PAYE or self-assessment – to avail of the HRI.

Any contractor that you use must be registered for VAT in Ireland and be tax-compliant. Garden Rooms complies with these requirements. Each time you make a payment, Garden Rooms will enter the details of the works completed and payments received onto the Revenue Online System.

To claim the HRI credit, you would need to use the HRI online system, which you access through Revenue’s myAccount service or through the Revenue Online Service (ROS).
